New Rules for Tourist Rental Licenses in the Valencian Community – Effective April 3, 2025

Are you planning to rent out your property on the Costa Blanca? A new law takes effect on April 3, 2025, bringing big changes to how tourist rental licenses are granted in the Valencian Community. What’s New?

The new law applies to all short-term holiday rentals. Here’s what you need to know:

You need two approvals:

  1. Urban Compatibility Certificate – from your town hall.
  2. Community of Owners Approval – required if your property is part of a residential complex.

Without both, your license application won’t go through.

Licenses are valid for 5 years

You must renew your tourist license every five years. Applications for renewal must include updated documents.

Room rentals are not allowed

Only entire property can be rented to tourists. No individual room rentals are permitted.

Rentals must start within 2 months

If you don’t begin renting or advertising the property within two months of receiving your license, the license can be revoked.

License is not transferable

If you sell your property, the tourist license won’t be transferred to the new owner. A fresh application must be made.

Local governments may limit licenses

Town halls can cap the number of licenses granted in certain areas to manage tourism and housing availability.

The aim of the new rules is to improve the quality of tourist accommodation, reduce problems like noise and overcrowding, and promote a more balanced, sustainable environment in coastal communities such as Altea and the surrounding area.
